$500,000 dollar project Begins

Yesterday, I have complete my ETF position on my $500,0000 dollar project. Instead of waiting for the 2823 to pullback to 50 day MA. I fill out the rest of my position when the price rally to new 52 week high and breaking the latest resistance. The reason for this is, I am not sure when is this ETF going to pull back, it appear really strong. And another reason is I think buying at $12.62 is still good value with the fact that the price range for 2823 is $8 to $28. With this in mind, I purchase 32000 shares of 2823 at $12.62 per share. $500,000 dollars project. My 2nd pot of Gold

$500,000 dollars project, my second pot of Gold After making my first pot of Gold in Real estate, I will divert my money to Shares. With shares I am particular increased in Index ETF fund. The one that caught my attention is my HK:2823 China A50 index fund. The china index has been on down trend for 5 years plus. Recently this downtrend line is broken. With 10 wk MA crossing above 40 wk MA and the catayst for this is the open up of China stock market to the world. A lot of global fund is going to pour into china market. The index is currently in relatve low price compare to 10 year price. Current is $11.6 and the 10 year range is $28 to $8. I aim the price to get back to $20. I am going to invest another $400,000 in this index with price around $10 , I will buy when price pullback to 50 day MA. When price double, I should make another $500,000 dollars. Million Dollars Deal settlement

Millions Dollar Deal Settlement Finally the settlement of my 1 bedroom/1 bathroom property has arrived. The settlement was on 2014/11/19. This deal has net me a profit of $1,220,000 HKD. The proceed from this deal will pay for my Australia project The Altus.

Adding onto ETF position

The China-HK stock market is going to link soon. I have use my double paid salary this month to purchase another 2000 shares of 2823 (A50 China ETF) at $9.54 today. I think the coming rise of the China market is going to surplus HK.

Conversion of Cashflow from Asset to Asset

I have just received one semi-annual payment from my Hotel room in Quality Hotel Birmingham. It amount to GBP 1800 = $22157 HKD (after T/T fees). I have used this money to purchase 1000 shares of 2800 (HSI Index fund) at a price of $24.2 per share. I also need an extra $2000 to top up the investment. With this 2800 share, it is going to give me 3% annual cashflow + 10% average annual capital gain. So in conclusion I am using this Cashflow from my Hotel room asset to purchase another asset which will give me an Annual return of 13% plus. That's the rich way to Wealth.

My WINNING Trading System- Combo Trend Rider

After doing more back testing and refinement to my Combo Trend Rider trading system. It is ready to take off. Below is the Data which show the performance of my trading system, trading on 17 stocks on Hong Kong stock market mainly focusing on Blue Chip stocks

Back Test duration: 2009/03/01 to 2014/09/30 (5.5 years)
Total Trades: 145
Total R return: 87.67 R  (R is define as the Risk per trades. E.g. If Risk per trade is 2000, the total return will be 87.67x2000 = 175,340 dollars. This assume initial equity of 200,000 with risking of 1% equity per trade. )
Mean  R per Trade: 0.6 R (Which mean on average for every trade, it has netted me 0.6 R return per trade.)
Winning percentage: 66.2%.
Ratio of Expectancy to Standard Deviation = 0.44
By Dr. Van Tharp definition - Ratio of Expectancy to Standard deviation of between 0.3 to 0.49 equal to the quality of an Excellent Trading System.

With the above result, I am confident that my system will make money in the market both UP and DOWN.

Re-Focusing on PLAN to WEALTH

I would like to re-state my plan to wealth. Very simply put, I have plan to get Very Very Rich thru these 3 ways. 1) Investing in Major share Index ETF, 2) Trading CBBC on Hong Kong Shares and 3) Investing in Real estate (On UK and Australia).

For the 1st Method, I am investing in Index ETF for the long term. As overall the Hong Kong Market had annual gain of 10 % plus, by investing in the long run, it was a proven way to generate money safely from the market. For the 2nd Method, I will be trading CBBC with my proven Combo Trend Rider system, which is proven with 5 year of backtesting result to achieve positive performance.

And lastly Investing in Real Estate is to secure wealth with solid investment, which will generate Rental income to ultimately achieve my Passive income goal of 50,000 HKD per month

First Million Dollars DONE DEAL

Follow up on my last post. Right after I lower the Sale price of my 1 bedroom apartment to $2380000 HKD. I get an offer on the same day of $2,180,000. I counter the Offer with $2,320,000. And the final offer is $2,260,000. I accept the final offer and We have done Deal. I have already taken the deposit from the Buyer $170,000 HKD. The rest of the money will follow during settlement which is 2014/12/09 or earlier. This deal has net me $1,200,000 plus dollars. And It is my First Million dollar deal. My First Million Dollar

My first Million Dollars After I sell the 1 bed room 1 bathroom apartment, I should achieve a profit of more than a Million HKD. This will be my first million dollar profit from investment. Having found the price range for 1 bedroom apartment is selling around 2.3 Million to 2.5 Million in Macau. I have lower my sale price to 2,380,000. I want to get this deal settle ASAP. As I have a feeling the property boom in Macau won't last very long

Combo Trend Rider

Combo Trend Rider Lately I have been focusing on perfecting my own trading system which I named Combo Trend Rider. This name come from the fact that I only put on a trade when the short term trend meet with the long term trend. This system has a positive expectancy value with an expected ROI of 10-20 annually if Risk 2% of equity per trade. I am at the final stage of debugging the system.

My latest Plan or System to Wealth

My plan or System to wealth 2014 I have conclude the following means to achieve my goal to financial freedom. It can be divided in two board category Cashflow deal and Capital Gain deal. For Cashflow deal I have UK real estate apartment investment and Australia real estate. For Capital Gain, I have investing in index Exchange trade fund and trading Callable Bull/Bear Contracts in the HK market. I plan to amass enough cash in order to purchase cashflow deal. BTW My tenant in my Macau investment property has just end his tenancy and I am planning to sell the property to realized a profit of $1250000 HKD. This fund should be able to cover my Australia investment.

Fund raising for Australia off the plan property

As last 2 posts I mention able buying an Australia property with a negotiation of 5% down. Which is about 30000 AUD. Actually I don't really have that enough money at the moment, cause I have my commitment with the Glasgow Student accommodation project which required me to pay GBP 30000 at the beginning of SEPT 2014. And my Account just barely had GBP 30000 (in HKD). So I need to raise a quick 30000 AUD. With a quick look at banks in Macau. I have successful applied for a personal loan in Macau, reason use as investment fund. I got a $250000 MOP loan, five year term with fixed interest rate of 4.32% PA. The $250000 MOP is equal to AUD 31000. Which is enough to cover the 5% for the down payment. And 2 days ago, I just went to HK to sign the contract of SALE for the Apartment with the Lawyer in Australia using Skype to witness the process. So everything went smoothly. For the remaining 5% percent. I will talk about it on next coming post able how will I come up with the money. Lesson in this was, never let nothing having enough money to stop you from doing deal.

August 2014 Update. Buying Real estate in Australia.

During last weekend, I went to a Australia Off the plan real estate promotion event in Macau. The project name is The Altus, located in Docklands, Melbourne. Since I did my tertiary education in Australia, graduate from Monash Uni in Medicine. Australia is like a second home to me. I always felt like buying some real estate in Australia for long term investment purpose. I came across this 2 bedroom, 1 bathroom, 1 car space dealing cost AUD 579,700. The developer required 10% down within 1 week and settlement in 2 years time when the project is come. The location I think it idea with close to city Melbourne CBD and the Docklands it one of the government largest urban renewal project. There is a lot of potential in the location. With some funding issue, I had the developer adjust some term and price for me. With 5% down paid within 1 week and another 5% in 3 months time and small discount on the price of 4700 to be rebate on settlement. This seem a good opportunity for me to buy something in Australia. AUGUST 2014 PLANNING

Tomorrow will be the beginning of Aug 2014. My plan for this month will be to brainstorm income streaming producing idea/system and apply a few of the best system to achieve my financial freedom ultimate goal of $50000 HKD per month. I will base my reference on the Millionaire Bible which I have created with source from three book I had read on JULY 2014. In order to achieve my financial goal. There is four key components or part that come into play. They are 1) Investment Cash, 2) Assets, 3) Monthly paycheck contribution to investment, 4) Capital gain deal. All these 4 component work like a cycle to produce my goal. The arrow indicate the flow of cash.

10 years of Stock Market Trading and Investing

After trading and investing in stock market for ten plus years, trying option, stock,Forex, CBBC. I have so far a NET LOSS if 73000 Hong Kong Dollars. It seem frustrating and almost a failure to have a net loss after ten year of experience in the Market.But as Tony Robbin say there is No Failure in Life, there is only Outcome. I treat this net loss as outcome not failure. Today I declare my will to profit from the Stock market. With net loss position to net profit. I should change my approach to the market. 2014 JULY Goal completed.

I have completed my goal for JULY which is to read three book. One Minute Millionaire, Multiple stream of income, Nothing Down. I have just finished reading Nothing down for the 2000 by Robert Allen. And I have also finished composing my Millionaire bible which is the keynote from all these three books. One of the chapter in the Nothing Down book is to Cage the Alligator property. Alligator property is the author nickname for all the cash flow negative property. He got a good method to CAGES the Alligator which is to prevent having Alligator Property. Current Plan 2014 JULY

In order to achieve my GOAL as above. I need to an organized plan. Although I do have some Assets to start with, I am still no where need my ultimate goal of $50,000/Mth. To achieve my nearest Sub-Goal of $10,000/Mth on 2015/05/07. I still have 10 months to work on it. Plan for this month JULY, I am going to complete my Millionaire Bible, which are the summary from Three different books I am going to read this month. They are One Minute Millionaire, Nothing Down and Multiple Stream of Income -- all of them are Author by Robert Allen. On August, I will brain storm money making system and idea base on this Millionaire Bible. On Sep, I will start operating my chosen system to achieve all my Goals.

Approaching Millionaire Mentor


Today  I have the opportunity to approach a Millionaire UK property developer. So how I know this guy, cut the long story short. I current hold to hotel unit investment property in UK. Both these units are develop by the same developer. A few days ago, I got an email from this developer saying there is a Q&A session in Macau for current investor. So I went there today initially to check on how my hotel investment is going with this developer as he also managed the hotel himself via a elected operator like Quality Inn, Best Western, Holiday Inn ... etc. After learning from him my Hotel investment seem to be going great. I ask him directly will he mind having me as partner, mentoring me under his wing to learn his rope. Initially he is still trying to sell me some of his retail investment. But I have told him frankly that I would love to develop these future Hotel unit with you. If there is anything I can do for him so that he can make me part of his team. He didn't seem to accept my offer but he did not reject it directly either. I guess he just try to be nice with his investor. I have offer to have dinner or meal with him when he is dropping by in Macau or Hong Kong. This is the first mentor I have approach for success. He did not seem to take my offer. I will keep moving, keep looking for mentor.

Beginner on the ROAD TO WEALTH
